About the Position

Summary:
The Lead Maintenance Technician (“LMT”) will report directly to the Director of Property Management. The LMT will support Property Managers and Maintenance TEAM members with property maintenance-related services. This support will include hands-on property maintenance. The LMT will be a problem solver and role model for all maintenance team members.

Responsibilities:

  • Assists in developing specifications for repairs and modifications as assigned for the purpose of providing consistent standards for AHA properties
  • Manage make-ready timeline, general contractors, and supporting personnel to insure all units are turned within a reasonable timeline and within budget.
  • Ensure that work orders and preventative maintenance are completed in a timely and professional manner.
  • Ensure properties are prepared to excel during all property inspections, including agency, REAC, and fire as well as achieving passing COs by working with local municipalities.
  • Work effectively with Property Managers to ensure proper tracking and completion of work orders and all maintenance-related activities.
  • Recruit and train maintenance TEAM members, and ensure TEAM is motivated and equipped to be successful stewards of the properties where they work.
  • Educate maintenance TEAM members on AHA procedures, best practices, time management, customer service, professionalism, safe work practices, property inspections, Fair Housing, Risk Management initiatives, and specific maintenance and mechanical systems.
  • Prepare written materials (e.g. correspondence, memos, budgets, costs, bid invitations, calendars, schedules, etc.) for the purpose of documenting activities, providing written references, and/or conveying information to the Director of Property Management and Residential Services.
  • Manage pro-actively by getting ahead of maintenance-related issues thus avoiding surprises and minimizing crises-plan.
  • Understand each property’s annual operating budget to ensure the property maintenance TEAM does its part to meet the budget targets for all maintenance-related expenses.
  • Continuously search for high-quality local trade vendors at competitive costs for site work that may not be completed internally.
  • Work with the Property Management Department to prepare work write-ups for general contractor bids.
  • Bring uniformly professional maintenance practices and procedures to all properties including the maintenance shop.
  • Organization/sustained orderliness, equipment-tool maintenance, inventory management and properly maintaining cleanliness and sanitation of all offices, properties, and buildings.
  • Serve as a role model, mentor, coach, and trusted resource to TEAM members and residents.
  • Ensure on-call rotation is scheduled and managed consistently throughout the portfolio.

Qualifications:

  • High School Diploma/GED required and Technical School Certification preferred.
  • Minimum of (5) five years of increasing property maintenance responsibility to include operational support, vendor management, and contract administration
  • Ability to utilize computer programs for communications, reporting, monitoring, and managing work orders and budgets.
  • Ability to communicate and coordinate effectively with AHA staff, residents and clients, and contractors.
  • Demonstrated record of successfully managing and directing a TEAM.
  • Ability to work periodic flexible hours and within or near transitional neighborhoods. Requires a valid driver’s license, an insured vehicle, and the ability to travel (between properties).

Hours: 40 hours/week plus on-call availability
FLSA Status: Non-exempt
