Mission in Motion: AHA’s 2025 Year of Transformative Impact

2025 was a landmark year for the Affordable Housing Alliance as we continued our mission to create quality, affordable housing opportunities across New Jersey.

We celebrated the completion of two vital projects with ribbon cuttings for Allen House II, bringing 10 new affordable units to seniors in our community, and Novad Court, providing 3 units for families transitioning from homelessness into stable housing. Novad Court’s exceptional design and impact were recognized with two prestigious awards: the Outstanding Project Award for New Development from HCDNNJ and Project of the Year from SHA-NJ.

Breaking new ground both literally and figuratively, we launched construction on Millstone Commons at 27 Burnt Tavern Road. This 67-unit development represents a historic milestone as New Jersey’s first 100% affordable LIHTC project built with on-site well and septic systems, opening doors for affordable housing development in areas without municipal infrastructure. The thoughtfully designed apartments will serve very low to moderate income families, with dedicated units for those experiencing homelessness and community spaces that foster connection and support.

We also expanded affordable homeownership opportunities in Monmouth County through our Pine Tree Community Improvement Initiative in Eatontown. We installed our first new manufactured home at 49 Scheri Lane, offering a modern 3-bedroom, 2-bathroom home for $170+ in a county where median home prices exceed $745,000. Supported by $250,000 in state funding secured by Senator Gopal, this sustainable initiative removes abandoned homes and replaces them with high-quality manufactured housing, with proceeds from each sale funding additional installations. Our commitment to Pine Tree was further reinforced when the community was selected for the Lowe’s Hometowns Project, enabling us to transform the playground and community room into vibrant gathering spaces for residents, joining just 99 other projects chosen nationwide for this honor.

Looking ahead, we secured $3 million from the State’s Affordable Housing Trust Fund for Millstone Senior Housing III, our ninth collaboration with Millstone Township. This 2027 project will add 10 Energy Star-rated apartments designed specifically for seniors aged 55 and older, continuing our long-standing partnership in creating housing where seniors can age with dignity.

In a powerful response to climate resilience, AHA was selected as one of only five developers statewide for the Smart Move Program’s Hurricane Ida recovery initiative. Our Robbinsville Gordon Homes project will create six single-family homes incorporating cutting-edge Passive House design principles and geothermal technology, providing safe, energy-efficient housing for displaced families and first-time homebuyers while setting new standards for disaster resilience.

From groundbreakings to ribbon cuttings, from innovative firsts to honored partnerships, 2025 demonstrated the power of collaboration, innovation, and unwavering dedication to ensuring every family has access to a safe, affordable place to call home.
