Housing Stability Counseling and Education Services
Provided by HUD Certified Housing Counselors at the Affordable Housing Alliance Include:
Financial Capabilities Workshops and Counseling:
Financial Capabilities workshops provide financial coaching focused on developing skills in identifying spending habits, managing a budget, using credit wisely, paying down debt and building savings, all aimed at helping people move from financial difficulty to financial well-being. Each month, a free two-part virtual workshop, Budgeting in Uncertain Times, is offered to support residents in developing these skills. The workshop is open to all and registration is required. Additionally, the AHA offers extended one-on-one Financial Capabilities counseling available to Monmouth County residents seeking a path from financial difficulty to financial well-being.

Foreclosure Intervention Counseling:
The AHA assists homeowners at any stage of the foreclosure process, whether they anticipate falling behind, have a loan approaching default, or have already received a foreclosure notice. The AHA can provide information about available options, assist with communication between homeowners and their mortgage company, and offer financial education, counseling and resources aimed at maintaining housing stability. Counseling sessions are available both in-person and virtually.

Homebuyer Education:
The AHA offers Homebuyer Education in two formats to support prospective homebuyers throughout the homebuying process.
AHA’s Virtual Homebuyer Education covers the entire homebuying process and features presentations from professionals including lenders, realtors, inspectors and others involved in the transaction. The class is held via Google Meet on the last Saturday of each month from 10:00 a.m. to 4:00 p.m., providing participants the opportunity to ask questions and receive answers in real time. The workshop is provided at no charge.
For those seeking a flexible option, eHome America offers a self-paced Homebuyer Education workshop available 24 hours a day, seven days a week. The course can be completed in one sitting or paused and resumed as needed. A $99 fee is paid directly to eHome America upon registration. Homebuyer One-on-One Counseling:
Following Homebuyer Education, one-on-one counseling helps prospective buyers identify the next steps in the homebuying process. Sessions include a full review of the client’s budget, credit and savings, and conclude with a personalized Action Plan and references to relevant resources to support a successful home purchase.
One-on-one counseling is available to residents of Mercer, Monmouth and Ocean Counties. Those residing outside of these counties are encouraged to use the link below to locate a HUD-approved agency for assistance.
Reverse Mortgage Counseling (HECM):
Homeowners aged 62 or older who have paid off their mortgage or paid down a considerable amount, and who are currently living in the home, may qualify for a reverse mortgage program that enables withdrawal of a portion of the home’s equity. Reverse mortgage counseling assists seniors with aging-in-place by utilizing the equity in their home, with one-on-one sessions available both in-person and virtually.

Mortgage & Rental Arrears and Security Deposits
Applications for mortgage & rental arrears and security deposit assistance open and close periodically based on the number of applications received at any given time period.
You MUST be a current Monmouth County resident and earn less than 200% of the Federal Poverty Income Guidelines (click here for guidelines). Kindly review the additional eligibility requirements mentioned below, if you feel you meet all requirements, click on the application link below. If your application is approved, the assistance payment will be provided directly to your landlord, property management, or mortgage/loan company

- Household income less than 200% of the Federal Poverty Guidelines
- Able to provide all requested documentation by the due date
- Able to demonstrate budgetary sustainability to our financial counselor
- Able to demonstrate a financial hardship
- Household must have a source of income

You cannot receive assistance if:
- You’ve received AHA assistance within the last 2 years (24 months)
- You owe more than $4,500, unless you provide verified funding for the difference

Award Amount
Maximum: $4,500 per household every 2 years
If you owe more than $4,500:
- You must secure verified funding from another source to cover the difference
- You must provide proof of payment for the difference before approval
- Full balance must be paid to prevent eviction

- Current resident of Monmouth County
- Live at the property you’re seeking assistance for
- Household income less than 200% of the Federal Poverty Guidelines
- Your name is on the mortgage, HOA agreement, or property tax bill
- Able to provide current mortgage/HOA/property tax statement
- Able to provide all requested documentation by the due date
- Able to demonstrate a financial hardship
- Able to demonstrate budgetary sustainability to our financial counselor

- You are currently in foreclosure (consider our Foreclosure Prevention Counseling instead)
- Your household does not have a source of income
- You’ve received AHA assistance within the last 2 years (24 months)

Transportation & Youth Services
Transportation Assistance:
The AHA provides the following two transportation options to eligible Monmouth County residents to help with essential travel needs:
EZ Ride Ridesharing
Through our partnership with EZ Ride, eligible clients can schedule rides for:
- Work or job training
- School or educational programs
- Medical appointments, medication pick-up, or other essential medical needs
- Grocery shopping, food banks, or essential food-related destinations
Rides must be scheduled in advance and are subject to availability.

Now Offering: NJ TRANSIT Bus & Light Rail Passes
Eligible clients can receive NJ TRANSIT bus and light rail passes to assist with:
- Work or job training
- School or educational programs
- Medical appointments, medication pick-up, or other essential medical needs
- Grocery shopping, food banks, or essential food-related destinations
Why NJ TRANSIT might work for you:
- Passes can be used on both buses and light rail
- One-way tickets are valid for 2 years from the date of purchase

Youth Services:
