Counseling and Education

Housing Counseling and Homeowner Assistance Provided By The AHA Include:

  • Financial Success Centers (FSCs): FSCs provide comprehensive resources including financial coaching and money management education all under one roof to help Monmouth and Ocean County residents move from financial difficulty to economic well-being.
  • Housing Counseling: The AHA assists first-time homebuyers in determining their mortgage readiness and understanding the process, foreclosure intervention, reverse mortgage counseling, and assisting seniors age-in-place through utilizing the equity in their home all through available 1-on-1 counseling sessions either in-person or virtual.
  • Housing Education: The options are Pre-Purchase Homebuyer and Post-Homeowner workshops. The Affordable Housing Alliance (AHA) and eHome America’s Housing Education courses are designed to help you understand the home-buying process, and what happens after you move into your new home. Learn about the steps in purchasing a home, obtaining mortgage financing and down payment assistance, planning for your new home, any new home expenses, expected maintenance costs, tax benefits, and when and who to contact if financial hardship happens unexpectedly.
  • Homeowner Rehabilitation: To assist municipalities with satisfying their COAH obligations, the AHA administers home rehabilitation assistance in some communities that will help income-qualified households make their homes safer and more energy-efficient.
  • Sandy Recovery: The AHA continues to provide housing resources for Monmouth and Ocean County residents impacted by Superstorm Sandy. We’re available to work with renters and homeowners to find viable and permanent housing solutions. Some Sandy-related services include Benefits Coordination, Mortgage Modification, Foreclosure Prevention, Housing Counseling, Budget Assessments, Homeownership Education Related to Storm Recovery, and more.

Housing Stability Services

The Housing Stability Program provides financial counseling, landlord-tenant mediation, foreclosure counseling, and linked arrears assistance for renters and homeowners seeking to stabilize their housing conditions. These can include such programs and resources as:

Rehousing Services:

  • Provides short-term, future rental assistance and bundled services to help people experiencing homelessness obtain housing quickly, increase self-sufficiency, and stay housed, without preconditions.

Emergency Services:

  • Provides up to thirty days of temporary housing, nutritious meals, advocacy, stabilization, and supportive services for those individuals experiencing homelessness.

Transportation Services:

  • Provides access to taxi vouchers for employment, medical, educational, and other essential needs to eligible participants. Available to eligible Monmouth County residents.

Senior Services:

  • Provides scholarships for eligible seniors to participate in independent living skills classes which include introductions to computers, the internet, general health, and exercise classes.

Youth Services:

  • Programs designed to improve the academic performance of enrolled students through scholarships for tutoring, mentoring programs, and scholarships for full-day summer programs. Available to eligible Monmouth County residents.

Coordinated Entry:

  • Programs that are designed to assess and refer individuals experiencing homelessness. Available to eligible Ocean County residents.
