The Affordable Housing Alliance (AHA) works to create vibrant, resilient neighborhoods where all residents have the opportunity to thrive. As a nonprofit Community Development Corporation, an exemplary NeighborWorks affiliate, and Monmouth County’s designated Community Action Agency, AHA combines more than three decades of affordable housing expertise with deep local partnerships to strengthen communities from the ground up.

Over the last five years alone, AHA has generated over $100 million in investment throughout our region, creating jobs, supporting businesses, building homes, and reimagining community assets that are critical to health, wealth, and prosperity. This demonstrated ability to attract significant capital investment and deliver measurable community impact positions AHA as a proven partner for transformative neighborhood revitalization.

Rooted in the belief that safe, decent, and affordable housing is a fundamental human right, AHA takes a comprehensive approach that unites housing development and rehabilitation, supportive services, financial empowerment, and resident engagement. Through the Neighborhood Revitalization Tax Credit (NRTC) initiative, AHA is helping existing homeowners preserve and enhance their homes through renovation, elevation, and beautification projects that maintain neighborhood character and protect the value of their most important asset.

The initiative also focuses on strengthening the fabric of the community by fostering a deeper sense of connection and belonging through outreach, community events, and partnerships that support residents of all ages.  Together with residents, businesses, and community partners, AHA is advancing a shared vision for equitable growth that promotes housing stability, builds climate resilience, and ensures that revitalization benefits all who call the Bayshore home.

Neighborhood Revitalization Tax Credit (NRTC) Program

The New Jersey Neighborhood Revitalization Tax Credit (NRTC) Program enables qualifying businesses (including LLC’s, S-Corps, and Partnerships) to purchase 100% tax credits against their NJ state tax liability of $25,000 or more while directing their contribution to support vital neighborhood development projects. Since every dollar contributed equals a dollar of tax credit, this represents an essentially cost-free way for companies to make a meaningful community impact in their own backyard.
